After several years of strong price growth, Dubai’s residential market is showing signs of adjustment. Cavendish Maxwell data reported by Khaleej Times showed a 1.7% year-on-year decline in average residential sales prices in August 2026, while transaction activity remained significant.
For an international investor, the important question isn’t simply ‘Is Dubai cheap?’ It is: ‘What does the current market mean for my budget, my risk and my investment horizon?’ Different indices use different methods and can report different rates of change.

Each one is either wrong, incomplete, or hiding a question you should be asking instead.
“You need £1m to buy in Dubai.”
The luxury end of the market dominates social media, but Dubai has stock across a wide range of price points, including studios and one-bedroom apartments. What a budget reaches depends on community, unit size, building age and whether the property is ready or off-plan.
“Every Dubai property gives you 8% rental yield.”
Yield figures circulated online are usually gross, often based on best-case assumptions, and rarely net of service charges, management, vacancy and furnishing. Rental income is never guaranteed.
“Off-plan is always better.”
Off-plan can spread payments and offer newer specification, but it carries construction, delivery and market risk over the build period. Ready property is a known quantity that can generate income sooner. Neither is universally better.
“Buying property automatically gives you a Golden Visa.”
It does not. Certain qualifying property investments may provide a route to Golden Residency, subject to current eligibility requirements, thresholds, ownership conditions and official approval.
